    Portugal

    Annual running costs for a 200m² Portuguese quinta or rural property:

    Utilities

    • Electricity: €900–€1,800/year (mild climate, lower heating demand; significant if air conditioning used August–September)
    • LPG gas (propane for rural off-grid): €400–€1,000/year
    • Water: €300–€700/year (mains in village) or €100–€300/year (borehole operating costs)
    • Internet/phone: €300–€500/year (good fibre coverage in most of Portugal)

    Pool

    Filtration, chemicals, and maintenance: €1,000–€2,200/year

    Insurance (seguro multirriscos)

    €400–€1,000/year for a rural property. Second-home rates apply.

    IMI (annual property tax)

    Typically €400–€900/year for rural quinta (see taxes section).

    Garden and land maintenance

    Alentejo properties with cork oak, olive groves, or vineyard: pruning and maintenance €500–€2,000/year (this can be income-generating if managed commercially).

    Septic system (fossa séptica) maintenance

    Annual inspection and periodic emptying: €150–€400/year.

    Total (€250,000 Alentejo quinta with pool, second home)

    approximately €6,000–€11,000/year — notably lower than equivalent France or Italy budgets.
